UMB Design and Construction Offices
North Point Builders was the Design-Build Contractor for the interior fit-out for the University of Maryland, Baltimore (UMB) Design and Construction Offices. The offices consist of over 30 architects, engineers, and construction professionals who are responsible for construction management at UMB and four other Universities in the Maryland System. With a need for expedited relocation, North Point Builders and our Design Team developed a design, selected materials, acquired permits, and completed construction in time for the offices to move out of their current work locations and into their new home.
This project consisted of a fit-out of the existing unoccupied space on the 6th floor. 20 new offices, 23 additional cubical spaces, and 3 conference rooms were constructed within the 15,000 SF space. Smartboards, projectors, and other supplemental technologies were also installed. During the renovation, open spaces and working floor areas were created to foster an effective work place.
The overall design included open-air ceilings, exposed structural features, and customized team spaces. The various team areas represent the small groups of the Design and Construction division. These spaces all have separate layouts, colors, and finishes, making the design one of a kind.
Special Qualities
North Point Builders and our Design Team also took into account several design elements to achieve the LEED Silver rating requirement for this project:
- The office layout design placed shared spaces and open offices around areas with windows to allow the most natural light.
- A 105 square foot, self-watering, interior Green Wall was installed in the center of the office to improve air quality.
- Rapidly Renewable & Recycled Materials such as bamboo, cork, and rubber were used throughout the office design.
- The highly efficient LED lighting system saves energy through custom dimming settings, vacancy control, and daylight harvesting.
